Foundation Replacement – Identifying Warning Signs

Posted October 12, 2021, under Blog

Many homes in Los Angeles need foundation repair or foundation replacement. Especially in situations where a property’s foundation has sustained extreme damage, foundation replacement is required in order to maintain the structural integrity and durability of the home.

Foundation Replacement Warning Signs

If you’ve noticed the following indications of foundation damage around your home, it may mean foundation replacement is needed.

  • Large cracks, in size and in numbers.
  • Poorly compacted soil which has caused the foundation to sink.
  • Poor workmanship in the original construction of the home.
  • A foundation that’s been made from brick, stone or other masonry that has no reinforcement.
  • Hollow spots in the original foundation.
  • Low-quality concrete mix use in pouring of the foundation.

If you believe your home is in need of a new foundation, the first step is to have the property inspected by a foundation repair company like Julian Construction.

If the damage is not too extensive, simple foundation repair methods can be used to reinforce the structure. However, if the foundation is beyond repair, a total foundation replacement will be needed to support the weight of the house.

The Foundation Replacement Process

During the replacement process, a foundation repair company will start by shoring up the property. This is done with extreme precision in order to ensure that no damage is done to the house. Next, the old foundation will be removed. A trench is dug underneath the home in order for the new footing to be constructed. New lumbar and anchoring material are added, and steel reinforcement is placed throughout the trench. Finally, concrete is pumped directly into the new system and the foundation is allowed to fully cure before the wooden frames are removed. After 2-3 days the wooden frames are removed, and the home is secured to its new foundation.

While every house is unique, most foundation replacement jobs can be completed in a couple weeks.
