Foundation damage can occur for a variety different reasons. Whether your property is older in age or it was constructed on poor soil conditions, foundations degrade over time which is why it’s good to know the signs of damage.

Oftentimes, the signs of foundation damage aren’t always obvious. However, there are a few things to keep an eye out for if you own a home in Los Angeles:

Sloping, dipped or uneven floors: If you’ve noticed areas of your home that have sloping, dipped or uneven flooring – especially if there is a height difference of more than an inch over a distance of 15-20 feet – chances are your foundation is in need of repair.

Cracks in the interior drywall and cracks in the exterior surfaces (including stucco or brick): Any visible signs of cracks on the interior of the property or the exterior of the property should be inspected by a foundation specialist.

Uneven walls or floors: One way to tell if you have uneven floors or walls is if you push a piece of furniture up against the wall and there is a visible space from the top or bottom edge. This may be a sign that the wall or the flooring is sitting unevenly and can be an indicator that the foundation is not level and needs repair.

Drywall that curves inward or outward: If you’ve noticed nails are popping out of your walls, this could be a sign of foundation damage. You can also check this using a vertical level.

Doors or windows that stick when you open or close them: When there has been a sift in the foundation, this can cause the doors and windows of the property to stick or feel sticky when you try opening or closing them.

Soft spots in the ground around the house: If you’ve noticed areas of your home flooring that feel soft, you should have the area inspected by a professional. This could indicate major structural weakness in the foundation.

If your home has any of the warning signs above, this does not necessarily mean that your property is in need of a brand-new foundation.

Luckily, many issues surrounding foundation damage or degradation can be remedied with simple repairs.

Nevertheless, it’s wise to get the foundation inspected as soon as possible. Foundation damage will only worsen overtime, which will make the repairs more costly.
